In order to have a well-managed property, each of the above items must be attended to on a daily basis. Our property managers are trained to see the property through the owner's eyes as they deal with tenants, maintenance issues, and budgeting. Each management assignment begins with an extensive inspection of the property and with face-to-face meetings with each tenant. Any problems or issues that arise will immediately be analyzed and brought to the owner with a specific recommended action plan.

Marketing Program

Prior to actually beginning the marketing program it is important for us to focus on the benefits of the property you are leasing. Maclay Properties Company will analyze the market area in which your property is located in order to determine:

  • How should your property be positioned within the market?
  • Which tenants (prospects) should be targeted for your property?

Factors include the occupancy rate and rental rates within the market as well as the age and physical condition of competing properties. Once these factors have been determined we will develop a leasing plan based on the strengths of the property within its market. Regular contact with the property owner is important. The property owner needs to know which tenants have been contacted and the results of those contacts. This ensures that decisions can be made quickly based on up-to-date knowledge and information.
